This home is located one block over from king street. The bars on king street have live music in the day/evening times. Please keep in mind that music can be heard from the home during the day and in the evening times. This is a hustle and bustle part of town and street noise can be heard as well. Our Housekeeping Team members clean and sanitize all hard surfaces of our vacation homes, including but not limited to floors, countertops, railings, sink faucets, appliances, doorknobs, and light switches. The quality of disinfectants we use should remove 100 percent of the microscopic organisms on surfaces, and effectively stop the spread of disease and viruses. Linens and towels are laundered offsite at our linen facility. There is no evidence to suggest that this particular coronavirus will survive the wash chemistry and temperatures in the wash and dry process. All soiled linens are treated as if they are contaminated. Our housekeeping staff is trained to use the best hygiene practices at all times. PLEASE READ THESE TERMS OF SERVICE CAREFULLY. THEY CONTAIN IMPORTANT INFORMATION REGARDING YOUR
LEGAL RIGHTS, REMEDIES, AND OBLIGATIONS AND INCLUDE VARIOUS LIMITATIONS AND EXCLUSIONS OF OUR
LIABILITY. IF YOU RESIDE IN THE UNITED STATES, PLEASE NOTE: SECTION 29 OF THESE TERMS OF SERVICE
CONTAINS AN ARBITRATION CLAUSE. IT AFFECTS HOW DISPUTES WITH DUVET ARE RESOLVED. BY ACCEPTING
THESE TERMS OF SERVICE, YOU AGREE TO BE BOUND BY THIS ARBITRATION PROVISION. PLEASE READ IT

StayDuvet (hereinafter “StayDuvet”, “we”, “us”, and/or “our”) provides an online booking platform or
marketplace that connects Hosts who have accommodations to rent with Guests seeking to rent such
Accommodations and other such services as described herein (collectively hereinafter, the
“Services”). These Services are accessible at www.stayduvet.com and/or on any other websites through
which StayDuvet makes the Services available (collectively hereinafter, the “Site”), as well as on
applications for mobile, tablet and other smart devices and application program interfaces.
StayDuvet is not a Host, a real estate broker, agent, insurer or operator of properties, including,
but not limited to, hotel rooms, other any other type of lodging or temporary accommodation, nor is
it a provider of properties, including, but not limited to, hotel rooms, other lodgings or
Accommodations.
By using the Site, you agree to comply with and be legally bound by the terms and conditions of
these Terms of Service (“Terms”), whether or not you have confirmed a Reservation through these
Services. These Terms govern your access to and use of the Site and Services and all Content (as
defined below), and constitute a binding legal agreement between you and StayDuvet. Please read
carefully these Terms and our Privacy Policy. If you do not agree to these Terms, you have no right
to obtain information from or otherwise continue using the Site. Capitalized terms not otherwise
defined shall have the meanings ascribed to them below.
The site and services are intended solely for persons who are 18 years old or older. Any access to
or use of the site or services by anyone under 18 is expressly prohibited. By accessing or using the
site or services you represent and warrant that you are 18 or older, and that you possess the
required legal capacity to understand these Terms. Furthermore, if you accept or agree to these
terms on behalf of a company or other legal entity, you represent and warrant that you have the
authority to bind that company or other legal entity to these terms and, in such event, “you” and
“your” will refer and apply to that company or other legal entity.
1. Key Terms and Definitions:
“Accommodation” means any residential or other property listed on the Site that may be booked for a
temporary stay.
"Booking Request Period" means the time period starting from the time when a booking is requested by
a Guest (as determined by Airbnb in its sole discretion), within which a Host may decide whether to
confirm or reject that booking request, as stated on the Site, Application or Services. Different
Booking Request Periods may apply in different places.
“Content” means any and all text, graphics, images, music, software, audio, video, promotional
material, official social media channels, or any other related information, including any Content
licensed from a third-party. Content also includes all User Content.
“Guest” means an individual, entity, or group who has received an email from StayDuvet confirming a
Reservation of an Accommodation made via the Site.
“Host” means one who has ownership or control of an Accommodation available on the Site.
"Listing" means an Accommodation that is listed by a Host as available for rental via the Site,
Application, and Services.
“Reservation” means an arrangement between you and the Host of an Accommodation to have that
Accommodation reserved for your use at a specific future time.
“User Content” means any and all Content that a Guest submits or transmits to StayDuvet as a
testimonial, comment, or other feedback regarding the Site, Services, or StayDuvet generally.
2. Modification of Terms
StayDuvet expressly reserves the right, at its sole discretion, to modify the Site, Content or
Services or to modify these Terms at any time without prior notice. Any such modification will be
reflected by a change to the “Last Updated Date” listed above. Your continued use of or access to
the Site, Content or Services after we have posted a modification on the Site or have provided you
with notice of a modification, is an express indication that you agree to be bound by the modified
Terms. If the modified Terms are not acceptable to you, your only recourse is to cease access to or
use of the Site, Content and Services.
3. How StayDuvet Works
The Site is used to facilitate the booking of residential and other properties listed on the Site.
As stated above, StayDuvet makes available a platform or marketplace with related technology for
Guests to arrange for bookings of Accommodations directly with Hosts. You understand and agree that
StayDuvet is not, and never will be, a party to any agreements entered into between Guests and
Hosts, nor does StayDuvet have any control over the conduct of Hosts, Guests or other users of the
Site. This is true even if the Site allows you to reserve an Accommodation or provides other
ancillary products or services, as the Site may facilitate reserving an Accommodation or other
tools, services or products, but we are not a party to any rental or other agreement between users.
StayDuvet’s responsibilities are exclusively limited to: (i) facilitating the availability of the
Site and Services and (ii) serving as the Hosts’ collection agent for all payments not collected
directly from Guests by Hosts.
Much of the information regarding each Accommodation is provided by its Hosts, including, on
occasion, photographs of and information about an Accommodation. Photographs of, and information
about, an Accommodation are published on the Site to provide prospective Guests with a reasonable
understanding regarding the general quality and character of the Accommodation. Photographs of the
Accommodations are not necessarily accurate visual representations of the Accommodation nor its
features and decor.
Although StayDuvet attempts to verify and update information about the Accommodations published on
the Site and to update photographs of the Accommodations, StayDuvet in no way endorses any User
Content or any Accommodation and shall therefore not be liable to any user or Guest if the published
information, User Content, or photographs do not reflect modifications to the condition, decor or
other features of the Accommodations made by their respective Hosts. StayDuvet does not control the
quality, condition, safety, legality or suitability of any Accommodation. StayDuvet is in no way
responsible for, and disclaims any and all liability related to, any and all listings and
Accommodations. Accordingly, any and all Reservations are made at the sole risk of you, the Guest.
4. Bookings and Financial Terms
The Hosts, and not StayDuvet, have sole and exclusive responsibility for honoring any confirmed
bookings and making available any and all Accommodations reserved through the Site and Services. If
you choose to book and confirm a Reservation through StayDuvet or the Site, you hereby agree and
understand that you will be required to enter into a binding and enforceable agreement with the Host
of the Accommodation, and you agree to accept any terms, conditions, rules, restrictions, or other
such terms as may be associated with that Accommodation imposed by the Host. You hereby acknowledge
and agree that that you, and not StayDuvet, will bear sole responsibility for performing the
obligations under any such agreement(s), that StayDuvet is not a party to such agreement(s), and
that, with the exception of any collection obligations hereunder, StayDuvet expressly disclaims any
and all liability arising from or related to any such agreements or the Guest’s or Host’s breach
thereof.
Upon requesting a Reservation, the Guest is required to inform StayDuvet of the number of people who
will occupy the Accommodation during such Reservation period. Overnight stays in the Accommodation
by persons other than the Guest and previously identified and approved occupants are not permitted,
and constitute a breach of these Terms for which the Host and/or StayDuvet are entitled to rescind
the rental contract and to evict you and all occupants from the Accommodation immediately and
without prior written notice. At the check-in phase of a Reservation, the Guest and any and all
other individuals occupying the Accommodation are required to provide a photocopy of a valid
identification card, driver’s license and/or Passport.
StayDuvet and the Host of an Accommodation reserve the right to exclude guests and/or any other
occupants prior to check-in, and reserve the right to exclude or evict any guest or occupant of the
accommodation who violates these Terms or any additional rules, regulations and/or terms associated
with the Accommodation.
5. Procedure for Booking a Reservation
You agree to the following procedure(s) for making and confirming Reservations:
a) Upon receiving a Reservation request, StayDuvet will contact the Host to verify whether the
requested Accommodation is available for the requested reservation period.
b) After receiving the Host’s confirmation of availability (if applicable), StayDuvet will then
contact the prospective Guest at the email address or telephone number provided to inform of the
Accommodation’s availability.
c) To confirm a Reservation, a Guest must pay the Initial Reservation Payment (as defined below
under the heading “Reservation Confirmation”) within 24 hours of StayDuvet’s email or telephone call
confirming the availability of the Accommodation for the requested dates and sending payment
information to Guest (the “Reservation Payment Period”). StayDuvet shall hold the requested dates at
the Accommodation during the Reservation Payment Period.
d) Once receipt of the Initial Reservation Payment is confirmed, StayDuvet will instruct the Host to
definitively book the Accommodation for you on the date(s) you have requested. Thereafter, StayDuvet
will send you an email confirmation of the Reservation.
Any delay or failure by you to make the Initial Reservation Payment within the Reservation Payment
Period will result in the forfeiture of your hold on the requested date(s) at the Accommodation, and
StayDuvet will no longer be able to guarantee the Accommodation’s availability for the requested
date(s). If you make the Reservation Payment outside of the Initial Reservation Payment Period and
the Accommodation is no longer available, StayDuvet will reject the payment, in which case you will
receive a refund of the entire amount of the payment less any non-refundable credit card charges,
bank transaction fees or similar charges.
In connection with your requested Reservation, you will be asked to provide standard billing
information such as your name, billing address and credit card information either to StayDuvet or
its third-party payment processor. You hereby agree to pay StayDuvet for any confirmed Reservations
in strict accordance with these Terms by one of the methods described on the Site – e.g. by bank
transfer, PayPal or credit card. You hereby authorize StayDuvet to collect the required amount for
your Reservation by charging the credit card, PayPal account, or bank account provided by you to
StayDuvet, either directly by StayDuvet or by a third-party payment processor. You also expressly
authorize StayDuvet to charge your credit card or other payment method in the event of damage caused
at an Accommodation as contemplated under “Damage to Accommodations” below and for the Security
Deposit, if applicable under the circumstances. If you are directed to a third-party payment
processor for payment, you may be subject to additional terms and conditions governing use of that
service, including but not limited to the personal data collection practices of such third-party
payment processor. You are advised to review the terms and conditions and privacy policies of any
such third-party before using their services.
6. Reservation Confirmation
The “Initial Reservation Payment” is typically 100% percent of the total cost of the Reservation.
However, the Initial Reservation Payment may vary depending on the Accommodation. StayDuvet accepts
Visa, MasterCard or American Express. Payment through PayPal or U.S. bank transfer is also available
to qualified prospective Guests. Guests using credit cards issued in certain countries may be
subject to additional surcharges. You assume any and all costs, expenses, fees, taxes or other
charges that may be applied to any payments or wire transfers by any credit card company, bank or
governmental agency involved in the transaction. Following successful processing of your Initial
Reservation Payment, StayDuvet will send you a confirmation email summarizing your Reservation and
providing additional information. StayDuvet reserves the right to charge the Initial Reservation
Payment and the Reservation Balance (as defined below) upon Reservation Confirmation.
7. Reservation Balance
The Reservation Balance is the remaining balance of the total amount due after deducting the Initial
Reservation Payment. Payment of the Reservation Balance is due at least ten (10) days in advance of
the day of check-in. The Reservation Balance may be paid via Visa, MasterCard or American Express
credit cards, via PayPal or via U.S. bank transfer. As with the Initial Reservation Payment, any and
all commissions, fees, taxes or other charges applicable to Reservation Balance shall be the sole
responsibility of the Guest. If you fail to pay the Reservation Balance ten (10) days prior to
check-in, StayDuvet reserves the right to treat the reservation as cancelled and proceed to offer
the Accommodation as available to other prospective Guests. Upon receipt of the Reservation Balance,
the Initial Reservation Payment made previously will become fully non- refundable and
non-transferable.
8. Payment Processing Errors
We will take all commercially reasonable steps to rectify any payment processing errors of which we
become aware. These steps may include crediting or debiting the same payment method used, as deemed
appropriate or necessary by StayDuvet.
9. Check-In and Check-Out Procedures
The Host shall bear sole and exclusive responsibility for providing any and all check-in and check-
out procedures, rules, and/or policies directly to the Guest(s), and shall provide this information
on the Accomodation’s StayDuvet listing page or otherwise make it available for the Guest(s) prior
to check-in and check-out. StayDuvet is in no way liable, responsible, or accountable for providing
the Guest with check-in and check-out procedures, rules, and/or policies.
10. Rules Regarding Your Stay
In connection with your stay in an Accommodation, you agree that:
(i) You and all authorized occupants will comply with any and all of the Accommodation’s house
rules;
(ii) Neither you nor any authorized or unauthorized occupant will smoke or use illegal substances in
any of the Accommodations;
(iii) You will keep noise levels at the Accommodation to a minimum between the hours of 10 pm and 9
am or, if local law is more restrictive, comply with all local noise restrictions about which you
have been informed by StayDuvet or the Host of an Accommodation;
(iv) StayDuvet and/or the Host may inspect the Accommodation upon reasonable notice or without prior
notice when exceptional circumstances warrant doing so;
(v) If any illegal substances are found in the Accommodations, or if the neighbors complain about
noise levels in excess of the range of normal tolerance or other violations that result in
complaints or claims, StayDuvet and/or the Host may immediately evict you and all authorized or
unauthorized occupants at any time of day or night; and
(vi) Your unlawful or wrongful conduct, or that of any authorized or unauthorized occupant, shall
result in the loss of the total amount paid by the Guest, including the Initial Reservation Payment,
the Reservation Balance and the Security Deposit. Furthermore, StayDuvet and/or the Host of the
Accommodation may seek indemnification and reimbursement of any expenses or losses incurred in
connection with any proceeding or legal action asserted against them as a result of the Guest’s
unlawful or wrongful conduct.
These Rules apply in addition to, and regardless of, any and all rules, policies, or procedures
provided by the Host to the Guest(s) relating specifically to the reserved Accommodation.
11. Security Deposits
Hosts may choose to require security deposits for the reservation of their Accommodation to cover
the cost of missing items and damages or losses in excess of normal wear and tear (the “Security
Deposit”). The amount of the Security Deposit varies by Accommodation and is set by the Host.
StayDuvet will inform you of any Security Deposit required before you confirm your Reservation.
StayDuvet will either (i) use commercially reasonable efforts to obtain a pre-authorization of the
Guest’s debit or credit card in the amount of the Security Deposit or (ii) collect a U.S. bank
transfer from the Guest in the amount of the Security Deposit prior to check-in or at check-in. You
hereby expressly authorize StayDuvet to obtain an authorization hold on your debit or credit card in
an amount equal to the Security Deposit as required by the Host. These funds will be held for the
duration of your Reservation and will not be available for your use until the hold is released. If
damages or losses are discovered upon inspection, either by StayDuvet or the Host, during or after
check-out, the cost to repair or replace such damages or losses shall be charged to the Guest’s
debit or credit card pending receipt of documentation from the Host duly evidencing the repair costs
as a result of such damage or loss. You hereby waive any and all rights to contest StayDuvet’s right
to charge your debit or credit card upon our receipt of duly documented repair costs. Once the total
cost of damages or losses are determined, and costs of repair are charged to the Guest’s debit or
credit card, the remaining amount of the Security Deposit will be returned to the Guest.
If the Security Deposit is charged to your debit or credit card or otherwise collected via other
payment method and if no damages or losses were caused, the Security Deposit shall be reimbursed
upon completion of the Guest’s stay or within ten (10) business days of check-out, without interest
or reimbursement of any currency or transaction fee of any kind.
If the cost of the damage or loss exceeds the amount of the any Security Deposit, StayDuvet and/or
the Host will send you an invoice or receipt duly evidencing the cost of repairing or remedying the
damage or loss, and you hereby agree to pay StayDuvet the necessary amount by an authorized payment
method within five (5) business days. If you fail to pay the cost of the damage or loss within the
specified time, you hereby expressly agree that StayDuvet shall be authorized to charge these costs
to your debit or credit card previously provided to StayDuvet.
11. Responsibility for Damage to Accommodation
As a Guest, you are expected to, and bear sole responsibility for, leaving the Accommodation in the
same condition in which you found it upon arrival. You hereby acknowledge and agree that you are
responsible for your own acts and omissions, as well as for the acts and omissions of any
individuals who you invite to, or otherwise provide access to, the Accommodation. This includes both
previously approved individuals as well as any others to whom you provide access to the
Accommodation. In the event that a Host claims and provides StayDuvet with evidence of damage or
missing items, you hereby agree to pay the cost of repairing the losses or damages whether repair or
replacement of the damaged or missing items is necessary. StayDuvet reserves the right to withhold
your Security Deposit and charge against it for such repairs, and also reserves the right to charge
the credit card associated with your Reservation, or otherwise collect payment from you and pursue
any remedies available to StayDuvet to that end. If we are unable to charge the credit card on file
or otherwise collect payment from you, you agree to remit payment for any damage to the
Accommodation to the applicable Host or to StayDuvet (if applicable). Failure to comply with the
above provision constitutes a violation of these Terms.
StayDuvet is not responsible for any damages caused to or within the Property, including without
limitation, any broken, stolen or lost items belonging to a Guest, his or her invitees, or a Host.
StayDuvet requires that Guests contact our office immediately should an item break or go missing.
12. Guest Cancellations and Refunds
StayDuvet has a strict sixty (60) day cancellation policy as defined below.
If a Reservation is cancelled by a Guest sixty (60) days or more prior to the commencement of the
Reservation, then Guest is entitled to receive a refund of one hundred percent (100%) of the cost of the
Reservation, less any and all transaction and/or service fees.
Cancellations attempted less than 30 days prior to the commencement of the Reservation will not be
honored, and will result only in a nominal refund of $100.
13. Cleanliness Requirements and Cleaning Service
StayDuvet is in no way responsible for the cleanliness of Hosts’ Accommodations. However, StayDuvet
mandates that Guests inform their Host upon arrival, and no later than twenty-four (24) hours after
check-in, if the Accommodation is dirty or otherwise not up to the Guest’s expected standards. Any
additional cleaning requests will be processed by StayDuvet at the expense of the Guest, unless
otherwise resolved directly between the Host and Guest.
14. Extension of Reservation
Any desired extension of an existing Reservation will be subject to the Accommodation’s availability
and will be treated the same as a request for a new Reservation. As such, StayDuvet makes no
guarantees concerning an Accommodation’s availability for extension. Furthermore, while a
Reservation may be eligible for extension based on an Accommodation’s availability, there is no
guarantee that such availability will be at the same rate or cost as the existing Reservation. If a
Reservation is eligible for an extension, in order to secure such an extension, the Guest is
required to immediately pay both the Initial Reservation Payment and the Reservation Balance, in
full, for the time period of the requested extension. Any monies paid toward a Reservation extension
are non-refundable and non-transferable.
15. Modification of Reservation Prior to Check-In
Any requested change to your Reservation date(s) is subject to the particular Accommodation’s
availability and reservation rates. Any change to the date(s) of your Reservation made within thirty
(30) days prior to the date of check-in shall be subject to an additional Reservation Transfer
Charge. The Reservation Transfer charge may vary depending on the Accommodation, its availability,
the dates of the requested change, and/or any number of other factors to be included at the
discretion of StayDuvet in calculating the Reservation Transfer Charge. The Reservation Transfer
Charge will be communicated to a prospective Guest prior to booking, if the Accommodation is
available for the change dates requested.
16. Unforeseeable Circumstances Affecting Accommodation or Reservation
If, for any unforeseeable reason, the Accommodation becomes unavailable between the date of booking
and the date of the Reservation, or if any unanticipated defect or condition arises or occurs during
check-in or during the Guest’s Reservation, which would frustrate the Guest’s reasonable use and
enjoyment of the Accommodation prior to completion of his or her stay, StayDuvet will immediately
notify the Guest and will make all commercially reasonable efforts to provide an alternative
Accommodation for the Reservation period that is comparable in location, quality and character. If
StayDuvet is unable to locate a suitable and comparable Accommodation for the Reservation period,
StayDuvet will immediately notify the Guest and inform the Guest of available alternative
Accommodations and inform the Guest of the ways in which the alternative accommodation differs from
the reserved Accommodation with respect to both quality and rate.
If the Guest is unsatisfied with the alternative Accommodation offered as a result of an
unforeseeable unavailability of the reserved Accommodation, he or she may choose to: (a) cancel the
Reservation and receive full reimbursement of the Initial Reservation Payment and the Reservation
Balance (if any) paid to StayDuvet if the unavailability, defect or condition is discovered prior to
or during check-in; or (b) receive a reimbursement on a pro rata basis depending on the length of
time remaining in the Reservation period at the time the unforeseeable condition or defect is
discovered.
Neither StayDuvet nor the Host will relocate Guests, reimburse reservation payments or cancel a
Reservation in response to requests or complaints resulting from or related to: causes that are
reasonably beyond StayDuvet or the Host’s control; causes unrelated to the Accommodation or due to
acts of God or other force majeure event(s); causes such as general street noise, disturbance(s)
caused by construction, maintenance or repair; the condition of amenities, temporary malfunctioning
of elevators, maintenance or repairs of common areas ordered by the building management; repairs to
neighboring properties; interruption of the Internet, television or other services; and any similar
events affecting the Guest’s stay in the Accommodation.
However, StayDuvet is committed to ensuring that every Guest has an enjoyable Reservation and stay,
and will therefore exercise commercially reasonable efforts to resolve or minimize the effects of
any unforeseeable occurrence related to the Accommodation. StayDuvet cannot and does not guarantee
that the eventual resolution of the situation will not increase expenses for the Guest, including
increased Reservation payments or other expenditures. A Guest’s exclusive and sole remedies in any
of the above-described events are to: (i) accept StayDuvet’s offered alternative Accommodation
arrangements, or (ii) cancel the remaining portion of the rental contract and receive a pro rata
reimbursement dependent on the length of time remaining in the Reservation period at the time the
unforeseeable condition or defect was discovered.
Although issues are rare, should an unforeseeable circumstance arise that impacts your Reservation
at an Accommodation, please immediately contact StayDuvet. Your failure or delay in notifying us of
any such circumstances that arise may not only hamper StayDuvet’s ability to timely and effectively
address the situation and improve upon your stay, it may also constitute a waiver of your rights
under these Terms and may subject you to liability to either StayDuvet, your Host, or both depending
on the nature of the unforeseen occurrence. Please remember that response times from technicians and
servicemen can vary, and it can be difficult to arrange for repairs at night or on the weekends and
holidays. StayDuvet will use all commercially reasonable efforts to remedy any situation as quickly
as possible.
You will also be provided with an emergency number to call. This number should only be used in the
case of a true emergency affecting life safety or serious conditions that occur at an Accommodation.
17. Disclaimer and Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, YOU ACCEPT ALL RISK RELATED TO YOUR USE OF THE SITE AND
SERVICES. NEITHER STAYDUVET NOR ANY PARTY INVOLVED IN CREATING, PRODUCING OR DELIVERING THE SITE OR
SERVICES WILL BE LIABLE FOR ANY INCIDENTAL, SPECIAL, EXEMPLARY OR CONSEQUENTIAL DAMAGES, INCLUDING
LOST PROFITS, LOSS OF DATA, LOSS OF GOODWILL, SERVICE INTERRUPTION, COMPUTER DAMAGE OR SYSTEM
FAILURE, THE COSTS OF SUBSTITUTE PRODUCTS OR SERVICES, DAMAGES FOR PERSONAL OR BODILY INJURY OR
EMOTIONAL DISTRESS ASSOCIATED WITH USE OF THE SITE OR SERVICES OR IN ANY WAY IN CONNECTION WITH
THESE TERMS, OR FOR ANY DAMAGES FOR WHICH YOU ARE HELD LIABLE IN CONNECTION WITH YOUR STAY IN AN
ACCOMMODATION EVEN IF A LIMITED REMEDY SET FORTH HEREIN IS FOUND TO HAVE FAILED ITS ESSENTIAL
PURPOSE.
YOUR EXCLUSIVE REMEDY AGAINST STAYDUVET IN ANY WAY CONNECTED TO YOUR USE OF THE SITE OR SERVICES IS
TO DISCONTINUE YOUR USE OF THE SITE OR THE SERVICES. YOU HEREBY WAIVE AND RELEASE ANY AND ALL
STATUTORY, EQUITABLE OR COMMON LAW REMEDIES FOR MONETARY DAMAGES YOU MAY HAVE AGAINST STAYDUVET IN
CONNECTION WITH ANY DAMAGE RELATED TO THESE TERMS, THE SITE, THE SERVICES, YOUR STAY IN AN
ACCOMMODATION, OR YOUR DEALINGS WITH A HOST OR OTHER USER OF THE SITE. ALL LIMITATIONS ON LIABILITY
IN THESE TERMS AND THE EXCLUSIVE REMEDIES DESCRIBED HEREIN ARE FUNDAMENTAL BASES OF THE BARGAIN
BETWEEN YOU AND STAYDUVET.
18. Indemnification and Release
You agree to fully release, defend, indemnify and hold harmless StayDuvet and its affiliates,
partners, subsidiaries and contractors, and their respective officers, representatives, directors,
employees and agents, from and against any claims, liabilities, damages, injuries, losses, and
expenses (compensatory, direct, incidental, consequential or otherwise), including, without
limitation, reasonable legal and accounting fees and expenses, arising out of or in any way
connected with (a) your access to or use of the Site, Services, or Content or your violation of
these Terms; (b) your User Content; (c) your interaction with any Guest, Host or other user of the
Site or Services; your (d) booking of an Accommodation; and (e) your use or reservation of an
Accommodation.
19. Feedback
We welcome and encourage you to provide feedback, comments and suggestions for improvements to the
Site and Services (“Feedback”). You hereby acknowledge and agree that any and all Feedback will
become the sole and exclusive property StayDuvet, and you hereby irrevocably assign to StayDuvet and
agree to irrevocably assign to StayDuvet all of your right, title, and interest in and to any and
all Feedback, including without limitation all worldwide patent, copyright, trade secret, and other
proprietary or intellectual property rights therein.
20. Site Rules
You hereby understand and agree that you are solely responsible for compliance with any and all
laws, rules, regulations and tax obligations that may apply to your access and use of the Site,
Content or Services. In connection with your use of our Site and Services, you may not and you
hereby agree that you will not:
(i) Violate any local, state, provincial, national, or other law or regulation, or any order of a
court, including, without limitation, zoning restrictions and Tax regulations;
(ii) Use manual or automated software, devices, script robots, other means or processes to access,
“scrape,” “crawl” or “spider” any web pages or other services contained in the Site or Content;
(iii) Use the Site, Content or Services for any commercial or other purposes that are not expressly
permitted by these Terms;
(iv) Copy, use, store or otherwise access any information contained on the Site, Services or Content
for purposes not expressly permitted by these Terms;
(v) Infringe upon the rights of any person or entity, including without limitation, their
intellectual property, privacy, publicity or any other legal or contractual rights;
(vi) Interfere with or damage our Site, Content or Services, including, without limitation, through
the use of viruses, cancel bots, Trojan horses, harmful code, flood pings, denial-of-service
attacks, packet or IP spoofing, forged routing or electronic mail address information or similar
methods or technology; use our Site or Services to transmit, distribute, post or submit any
information concerning any other person or entity, including without limitation, photographs of
others without their permission, personal contact information or credit, debit, calling card or
account numbers;
(vii) use our Site or Services in connection with the distribution of unsolicited commercial email
(“spam”) or advertisements; when acting as a Guest or otherwise, recruit or otherwise solicit any
Host or other Guest to join third-party services or websites that are competitive to StayDuvet,
without StayDuvet’s prior written consent;
(viii) Impersonate any person or entity, or falsify or otherwise misrepresent yourself or your
affiliation with any person or entity;
(ix) Use automated scripts to collect information or otherwise interact with the Site, Content or
Services;
(x) Post, upload, publish, submit or transmit any Content that: (i) infringes upon, misappropriates
or violates a third-party’s patent, copyright, trademark, trade secret, moral rights or other
intellectual property rights, or rights of publicity or privacy; (ii) violates, or encourages any
conduct that would violate, any applicable law or regulation or would give rise to civil liability;
(iii) is fraudulent, false, misleading or deceptive; (iv) is defamatory, obscene, pornographic,
vulgar or offensive; (v) promotes discrimination, bigotry, racism, hatred, harassment or harm
against any individual or group; (vi) is violent or threatening or promotes violence or actions that
are threatening to any other person; or (vii) promotes unlawful or harmful activities or substances;
(viii) Systematically retrieve data or other content from our Site, Content or Services to create or
compile, directly or indirectly, in single or multiple downloads, a collection, compilation,
database, directory or the like, whether by manual methods, through the use of bots, crawlers, or
spiders, or otherwise;
(ix) Use, display, mirror or frame the Site or the Content, or any individual element within the
Site, Content or Services, StayDuvet’s name, any StayDuvet trademark, logo or other proprietary
information, or the layout and design of any page or form contained on a page, without StayDuvet’s
express written consent;
(x) Access, tamper with, or use non-public areas of the Site, the Content, the Services or StayDuvet
computer or other systems;
(xi) Attempt to probe, scan, or test the vulnerability of any StayDuvet system or network or breach
any security or authentication measures; or
(xii) Attempt to decipher, decompile, disassemble or reverse-engineer any of the software used to
provide the Site, Services or Content; or advocate, encourage, or assist any third-party in doing
any of the foregoing.
StayDuvet reserves the right to investigate and prosecute any and all violations of the Site Rules
above to the fullest extent of the law. StayDuvet may involve and cooperate with appropriate law
enforcement authorities in prosecuting users who violate these Site Rules or these Terms generally,
if applicable. StayDuvet has the right to access, preserve and/or disclose any of your information
if we are required to do so by law, or if we believe in good faith that it is reasonably necessary
to: (i) respond to claims asserted against StayDuvet or to comply with legal process (e.g.,
subpoenas, search warrants, etc.); (ii) enforce or administer our agreements with users, such as
these Terms; (iii) for fraud prevention, risk assessment, investigation, customer support, product
development and/or de-bugging purposes; or (iv) protect the rights, property or safety of StayDuvet,
its users, or members of the public. You hereby acknowledge that StayDuvet has no obligation
whatsoever to monitor your access to or use of the Site, Services or Content, but reserves the right
to do so for the purpose of operating and improving upon the Site and Services, (including, without
limitation, for fraud prevention, risk assessment, investigation and customer support purposes), to
ensure your compliance with these Terms, to comply with all applicable laws or the order of a court,
administrative agency or other governmental body, or to respond to content that it determines is
otherwise objectionable or as set forth in these Terms. StayDuvet reserves the right, at any time
and without prior notice, to remove or disable access to any Content that StayDuvet, at its sole
discretion, considers to be objectionable for any reason, in violation of these Terms or otherwise
harmful to the Site.
21. Exclusive Ownership of Content
The Site, Services, and Content are protected by copyright, trademark and other laws of the United
States. You hereby acknowledge and agree that the Site, the Content and the Services, including all
associated text, graphics, images, music, software, audio, video, promotional material, official
social media channels, or any other related information or intellectual property rights, are the
exclusive property of StayDuvet and its licensors. The removing, altering, or modifying of any
copyright, trademark, service mark or other proprietary rights incorporated in or accompanying the
Site, Services, or Content is strictly prohibited.
22. Waiver and Severability
StayDuvet’s failure to timely or otherwise enforce any right or provision of these Terms will not
constitute a waiver of future enforcement of that right or provision. A waiver by StayDuvet of any
right or provision under these Terms will be effective only if in writing and signed by a duly
authorized agent of StayDuvet. Except as expressly provided for in these Terms, the exercise by
either party of any of its remedies under these Terms will be without prejudice to its other
remedies under these Terms or otherwise.
If at any time and for any reason an arbitrator or a court of competent jurisdiction finds any
provision of these Terms to be invalid or unenforceable, that provision will be enforced to the
maximum extent allowable under the law, and if such provision is deemed wholly unenforceable, it
will be severed from the remainder of these Terms and the other provisions of these Terms will
remain in full force and effect.
23. Limitations on Assignment
The Guest may not assign, transfer, sublease, delegate, sell, or in any other way transfer its
obligations under these Terms to any other individual or entity, by operation of law or otherwise,
without StayDuvet’s prior express written consent. Any attempt by the Guest to assign or transfer
its obligations under these Terms, without such consent, will be null and void. StayDuvet may assign
or transfer these Terms, at its sole discretion, without restriction. Subject to the foregoing,
these Terms will bind and inure to the benefit of the parties, their successors and permitted
assigns.
24. Entire Agreement
Except as they may be supplemented by additional StayDuvet policies, procedures, guidelines,
standards, or terms for a specific product, feature, service or offering, these Terms constitute the
entire and exclusive understanding and agreement between StayDuvet and Guest, and these Terms
supersede and replace any and all prior oral or written understandings or agreements between
StayDuvet and Guest. Nothing in these Terms shall be construed to limit the extent to which the
Guest must comply with and strictly adhere to any and all rules, policies, procedures, or guidelines
relating to a Host’s Accommodation as described herein.
25. Choice of Law and Jurisdiction
These Terms will be interpreted in accordance with the laws of the State of South Carolina, United
States of America, without regard to its conflict-of-law provisions. You hereby agree, pursuant to
these Terms, that this section will survive termination of these Terms.
26. Binding Arbitration
Any dispute or controversy arising under or in connection with these Terms shall be submitted to
binding arbitration in accordance with the requirements of the South Carolina Uniform Arbitration
Act (SCUAA) as then in effect. All arbitration proceedings shall be conducted in Charleston County,
South Carolina. The arbitrators shall be selected as provided in the SCUAA, and the arbitrators
shall render a decision on any dispute within ninety (90) days after the last of the arbitrators has
been selected. If any party to this Agreement fails to select an arbitrator with regard to any
dispute submitted to arbitration under this Section within thirty (30) days after receiving notice
of the submission to arbitration of such dispute, then the other party or parties shall select an
arbitrator for such non-selecting party, and the decision of the arbitrators shall be final and
binding upon all the parties to the dispute, their personal representatives, legal representatives,
heirs, successors and assigns. The prevailing party in any such proceeding shall be entitled to
reimbursement by the losing party, in addition to any damages awarded, for all reasonable costs and
expenses, including attorney’s fees, incurred in any such proceeding, including all trial and
appellate levels. Nothing contained in this Section shall preclude either party from seeking
injunctive relief through a court of competent jurisdiction in conjunction with the Arbitration, and
the prevailing party shall also be entitled to reimbursement by the losing party for all reasonable
fees and costs, including attorney’s fees, incurred in the proceedings seeking injunctive relief.
27. Taxes
You hereby understand and acknowledge that the jurisdiction where your Accommodation is located may
require Hosts to collect taxes from Guests on the amount paid for the right to use and/or occupy an
Accommodation, and otherwise empower governmental agencies, departments or authorities to collect
and enforce these tax obligations and liabilities (each such agency, department or authority, a “Tax
Authority”). These taxes are sometimes called “occupancy taxes,” “hotel taxes,” “lodging taxes,”
“transient taxes,” “sales and use taxes,” “value added taxes,” “room taxes” or “tourist taxes”
(collectively referred to hereinafter as “Occupancy Taxes”). Occupancy Taxes vary between
jurisdictions but, if applicable, are generally calculated as a percentage of the rental or
occupancy charge or a set daily amount.
If a Tax Authority asserts that StayDuvet or Hosts with an Accommodation in that jurisdiction have
Occupancy Tax liabilities and obligations, StayDuvet reserves the right, in its sole discretion, to
facilitate collection and remittance of Occupancy Taxes from Guests on behalf of Hosts. In any
jurisdiction in which we decide to do so, you hereby instruct and authorize StayDuvet to collect
Occupancy Taxes on behalf of Hosts at the time reservation payments are collected, and to remit such
Occupancy Taxes to the appropriate Tax Authority. The amount of Occupancy Taxes collected and
remitted through StayDuvet, if any, will be clearly designated to Guests and separately stated their
respective transaction documents. If StayDuvet facilitates collection and remittance of Occupancy
Taxes on behalf of any Hosts, those Hosts should not collect any Occupancy Taxes from you. Guests
hereby acknowledge and agree that in some jurisdictions, StayDuvet may not be able to facilitate
collection and remittance of Occupancy Taxes and that if StayDuvet has not provided notice that it
will collect and remit Occupancy Taxes to the Tax Authority on behalf of a Host with an
Accommodation in that jurisdiction, Hosts and Guests remain solely responsible and liable for
collection and remitting of any and all Occupancy Taxes that may apply to the Accommodation. In any
jurisdiction in which we collect and remit Occupancy Taxes on behalf of the Hosts, Guests hereby
expressly grant us permission to transfer necessary data and other information relating to the
relevant Occupancy Taxes collected and remitted relating to your transactions.
You hereby expressly agree, consistent with the provisions under the heading “Indemnification and
Release,” to waive and to release StayDuvet (or any supplier or vendor that StayDuvet may use), its
officers, representatives, directors, employees and agents, from and against any claims,
liabilities, damages, injuries, losses, and expenses associated with the collection and remittance
of any Occupancy Taxes. You also hereby understand and agree that we may seek additional amounts
from you in the event that the Occupancy Taxes collected or remitted are insufficient to fully
discharge your obligations to the Tax Authority, and that your sole remedy for Occupancy Taxes
collected is a refund from the applicable Tax Authority in accordance with the procedures set forth
by that Tax Authority.
28. Default
Any failure to comply with these Terms by the Guest may be treated by StayDuvet (at its option) as a
default. StayDuvet shall thereafter have the right to collect from the Guest(s) its reasonable costs
and attorneys' fees incurred in enforcing these Terms and/or in collecting payment from the Guest(s)
in default.

Great place in a good location. The only downside is the club right next door and the restaurant downstairs. There is very loud music until 2am, loud enough that it sounds like it is coming from a speaker inside of the apartment. That can be bothersome for anyone with kids or anyone that wants peace and quiet. Otherwise, the place was very clean and close to everything you want to do in Charleston.

This apartment is beautiful and clean and a great location. Like the other reviews mentioned, it was noisy being in the center of Charleston. But, that’s is expected in a bustling city. Bring earplugs and use the white noise machines. No big deal! The location is great!! Everything is within a short walking distance. Host was easy to communicate with too! We had no problems during our stay and had a fabulous time!! A note about parking- the space provided is a few blocks away from the home in a private unlit parking space. I’d recommend using the parking garage that is around the corner. It costs, but it’s lit up and secure and much closer.

We really enjoyed our stay at the Monet. The location is great, the flat is beautiful, with special details, fully equipped kitchen and new appliances. Overall great taste, location and customer service. since the flat is on Kings Street, its a bit loud everyday. There is Rooftop bar right next to the apartment.

Very cool spot within walking distance of so many activities. I stayed with my family and a few things I will noted about the place. Very kid friendly for being so close to bars / restaurants. However, the parking and stair arrangement would make it difficult for older ones. The designated parking spot is pretty far away for the 'suburb visitors' used to having cars right out front in the driveway. Since its close to town you will hear music and vehicles but all the rooms are equipped with excellent white noise machines and you dont hear the music over the tv or anything to the point it is disruptive. Also the rooftop bars all have noise ordinances so the party ends rather you like it or not. Since its so close to many walking sights, after we parked we left the car parked for 2 days and did a walk and Uber to explore, sightsee, eat and shop. We felt very safe and the layout was really nice for allowing private space and shared space for kids with a level of added privacy. Very pleased and had a great time.

We loved it! It was in a perfect location for all the restaurants and bars we wanted to go to! It isn’t right in the middle of all the hustle which was amazing, but we could get to shops and entertainment within a 2.5 minute walk. Don’t skip on the restaurant right underneath either, Malagon, amazing Spanish tapas. The apartment was beautiful and so much larger than we expected! This Airbnb, situated on Upper King, is in a location to walk to the hot spots such as Revelry or The Daily in addition to being able to go around the corner to places such as Felix. Be aware you are above a restaurant, Malagon. Which could be good or bad, depending upon how much you like cheese and wine! Thanks again for the stay!!

If you aren't concerned with noise, then it's a great spot in terms of location, right off King St. At night the noise coming from Uptown Social is extremely loud, but if you're not here to sleep then no worries. As for the bedrooms, in the pictures it appears that there is at least a curtain rod separating the queen bedroom from the other queen bedroom, whereas in person there is zero privacy between the two bedrooms that are literally right on top of one another. The actual apartment was great, however the people in the restaurant downstairs were rude to airbnb patrons.

The apartment was spacious with plenty of sleeping rooms and seating. The bathrooms were also large and stocked with necessary toiletry items. The Monet is fantastic for those looking to enjoy all that Charleston has to offer. Located on the north side of King Street you will find everything very accessible and within walking distance. Lots of great places to eat and drink, shopping, etc. Parking, although not attached to the property is very close in a secure lot with a designated spot. You can pull up out front to unload then head to the lot. Apartment itself was very clean and spacious. Almost hard to believe there was that much space. It is located on top of a Spanish-style Wine Bar which for those not used to it could be caught off guard. Once inside any secondary noise is not that noticeable but good to know if you're looking for more of a peaceful retreat. Previous reviews had complaints about music from a nearby bar/club but my wife and I didn't notice too much. Although we did stay during the week so it may have been slightly subdued. If you plan on doing more cooking bring your own cooking supplies (olive oil, salt & pepper, condiments, etc.). The kitchen is fully stocked with glassware, plates, and utensils, but the fridge is empty. Overall, The Monet is a great place to stay if you are looking for accessibility and space. Plenty of room for a group looking to experience the fun side of Charleston.

We really enjoyed our stay at Kyle’s place. It was conveniently located in an up and coming area, with alot of young people around. The apartment was very nicely renovated and accessible to restaurants & shopping on King street. The place was located next door to a night club, and we could hear music next door, but it was not a huge issue during the week when we were there.

Kyle’s place was perfect for a group of five girls celebrating a friend’s bachelorette party! It was spacious, nicely decorated, had a wide open kitchen and great porch for us to hang out on. As the other reviews said, it does get loud at night because lots of bars are around and Uptown Social is so close but it didn’t bother us much because we were up late most nights. Great place to stay and great location!! We were right off King street where so much great eating and shopping is available. We were able to walk to all the highly recommended restaurants, markets, and stores from our location. The Airbnb itself is very picturesque and well kept and great amenities. The host was a great communicator. One note to keep in mind is since the Airbnb is in such close proximity to King Street there is a lot of noise and music all day and night. We could hear music on and off through the day and heavily during the night into early morning. If you’re traveling with a family, are a light sleeper, or would be annoyed by that you might consider staying elsewhere. I personally was not bothered too much by it and would stay here again.

BLUF: This place can only be an airbnb because no one would ever live here due to loud club music from backyard balcony bar every night. The good: -Location: this is a party neighborhood and a solid choice for a young group wanting to stay on King St. Bring your fun tickets! -Service: responsive host. -Amenities: beautiful kitchen, thoughtful interior design, and nice media center/TV. The bad: -Location: this is not a family friendly spot; womp womp womp every night until midnight with the club uptown social next door. I'm in my 20s and the music is just awful club music constantly as early as 0900 AM. Paper thin walls from 1800s. Bring ear plugs and expect to use them every night you're going to bed sober. Of note, every adjacent building is currently abandoned besides the massive club and restaurant below which not very noisy. -Parking: not on-site, difficult to find street parking for less than half the days of our stay; parking passes say 2020 not 2021; you'd think with all the abandoned adjacent buildings the owners could at least secure on-site parking. -Service: grossly deceiving listing overshadows positive factors; $150 cleaning fee but instructions tell you must take out all the trash. -Amenities: there's no real dressers to put your clothes. Conclusion: not ideal for a young couple on vacation; your experience will likely be better a few blocks away from the insanity occuring at King St and Spring St. We litterly could hear a fist fight in the alley like it was in our airbnb. People regularly smoke and have loud banter on the adjacent abandoned building door steps next door until 4 AM. I will never reserve this location again.

My group of friends and I really enjoyed this location! It is so so close to king street, which put us exactly where we wanted to be. They did a good job styling the home too. If you are looking for a well priced stay that’s close to the action, I highly recommend staying here! Definitely be prepared to bring additional noise makers or ear plugs if you go in a non-covid season and weekend. The home is really close to a bar and the music from it is clearly auditable inside the house. We didn’t mind that at all! Due to covid the bar closed at 11, so there was not a lot of noise past 12am to disrupt our sleep. I could see that keeping you up if you’re not prepared in a regular season. It’s worth it for the location if you don’t mind the noise.

Right on the edge of al the action. With River street just around the corner we were pleasantly surprised. Great shopping and restaurants and bars it’s a great spot. We walked all over the Historic District and down to the French Quarter. Adorable little restaurant just below the unit. A club just behind got a little loud but closed fairly early and made it fun for our older kids to listen to the music. Cute little bakeries nearby too. Overall this is a mixed review. The positives: It is a large beautiful apartment that was very clean in a great location in the city. The down sides: The areas surrounding the apartment are very loud. This is a restaurant with outdoor seating right downstairs. This is a roof top bar out the back of the apartment which plays music very loudly at strange hours (like 4pm on a Sunday). Luckily the loudness seems to diminish around midnight. One night we had a drunk young person banging on our door about 12:30 am. He decided to sit on the porch so we called the police. Parking was an issue. Ad for the apartment says “free parking on premises”. Parking is not on premises. We received three street parking passes for three days of parking but we were staying for one week with two cars. Despite mentioning the ad saying “free parking on premises” the concierge service was unable to assist us except to say use the Charleston visitor center is 0.5 miles away. We ended up using HAH parking app at the suggestion of the helpful gentleman at the visitors center. The apartment has slow WiFi or at least much slower than I am used to. I really couldn’t use it during our stay.

This is a lovely place right in the heart of all the Charleston action! Plenty big for our group of 4, plus the local family we were visiting. Since we traveled during the time of covid we did a lot of takeout and spent considerable time in the apartment; it was great, and very comfortable. We also did a fair amount of cooking and laundry, and both went very well -- kitchen is nicely equipped for basic stuff. 20 minutes to two different beaches, easy walk to all the Charleston sights, restaurant right below -- can't beat it!

I loved this place! It was exactly as pictured. It was very comfortable plenty of space for my family to spread out. We walked everywhere. Lots of bars restaurants and shopping . Noise wasn’t really a factor during my stay. There is a Spanish restaurant downstairs which initially I thought would be an issue , but if anything was awesome Benefit. They delivered charcuterie and cheese boards to us both nights of our stay. I would recommend staying here if you want to be close to king street .

This was a great air bnb for a girls trip! Everything about the bed and bedding was extremely comfortable. There was plenty of room for 6 girls. Two very large bathrooms and showers. The quality of the apartment and it’s amenities were impressive. It is in the apartment above a restaurant so there were often people around. The only bad thing about this was the bar called Uptown Social plays extremely loud music every night until 2 and even Sunday morning. The sound machines provided helped drown out the noise though.

The apartment is beautiful and while in close walking distance to King St., you should be aware that it’s quite loud. Not the host’s fault, and they’ve even provided white noise, but a bar nearby will blare music that shakes the windows and floors, as well as some noisy college apartments across the street. Beautiful stay and fine if you plan on going out for the evening.

I feel *very* conflicted about reviewing this property! I’ll give it my best shot: If you enjoy going out late at night during a vacation, this place will be great for you! You’ll be out late anyway, so the noise pollution won’t matter. If you don’t enjoy being out late or are not an extremely heavy sleeper, this place may not be good for you. There is a bar that is very close to the bedrooms of this apartment. On Saturday night it felt like there was a rave in the bedroom until 2 am (90s kids will know) and along with the noise, the entire place felt like it was vibrating. Then, after 2 am, there were still people shouting in the street ’til past 3 am. Needless to say, it was rough. Even on Christmas Eve/Christmas Day, the noise was still pretty bad. I probably slept an average of 4 hours a night on this trip and was pretty much in a state of sleep-deprived delirium the entire time. All that said, the place is great during the daytime - the apartment itself is quite nice. We had a couple rainy days, so we stayed in, ordered sushi for delivery, enjoyed Brown’s Court Bakery around the corner, did yoga, and relaxed in the living room area. SO: if you are a late-night partygoer or a heavy (HEAVY) sleeper, this place will be great for you! For me, not so much.

A fantastic place, perfectly located. Kyle and his team prepared everything perfectly for our arrival. When a curtain rod came down on the first morning of our visit, Kyle sent someone over during the day to fix it--when we returned everything was good as new. The kitchen has everything you need for a full meal, although we only had breakfast there. Easy to get from the apartment to anywhere. Parking passes need to be switched out at 11 am, but it's not a big deal. One thing to be aware of: there's a nearby bar that can play music from its deck, and that can be loud. Kyle's team called the bar to ask them to lower the volume, but it's something you should be aware of. On the whole, though, this was a great place--would absolutely stay here again!

The team was very responsive and even allowed us to check in early with no problem - it was greatly appreciated. The space is gorgeous and stylish as well, perfect for our bridal party to get ready for the wedding there. Our only issue was the noise coming from the rooftop bar next door. It is open as a nightclub until 2am and we had to go out to purchase ear plugs. One of the back bedrooms even shook from the bass of the speakers. Finally, it is worth noting that one of the bedrooms is only separated by a curtain from another room. It wasn’t a problem for our group, but if you’re looking for privacy for three couples, that would be a challenge. Overall, gorgeous space with a lot of natural light. If you’re going out in Charleston and don’t mind a little noise, it was a perfect stay!

We had a great stay at The Monet. The place is in a great location, very stylish and comfy, and pretty clean. Kyle reached out shortly after check in to make sure we were settled in okay and was pretty prompt with responding throughout our stay. As noted in the listing, music can be heard in the evenings. However, both bedrooms have white noise machines and since we're from NYC and the kids (toddler and baby) are used to noise, the music wasn't a huge deal.

The place we great! I want the bathrooms and kitchen at my house (I took pictures for future reference)! It was the perfect place for what we needed for a relaxing weekend with 5 ladies. There was even a hairdryer and a straightener. Good linens and towels. It was wonderfully close to King street and lots of restaurants/bars. Downstairs is a great, small, hip restaurant as well. Its just inside of a "good" neighborhood, we didn't wander far but didn't feel unsafe. I would definitely recommend and stay there again! We liked the location, although, there was major construction on the old building next door creating lots of noise and the workers blocked the parking area & our car periodically. It would have been good to have had advance warning that the construction was extensive and that trucks would be blocking our car. The other nuisance was that the cable for the Apple TV wasn't working all week. We couldn't watch cable TV at all in the living room area. There are 2 other TV's that we could use but those required sitting on the bed. Notwithstanding these items, the bed, bathrooms (2) and kitchen area are outstanding. High end and nicely updated. Also, the restaurant below and in the surrounding area were excellent choices for our meals. Being on the free trolley route was nice too.

Checkin was easy with no issues. The apartment was clean and organized. Everything worked as expected (although the TV was hard to figure out) and the apartment was walking distance to many restaurants and bars on King Street. There was a lot of street noise during the day but it wasn't an issue at night. All in all a great place to stay if you want to be close to downtown Charleston.

We had a great stay in Charleston at Kyle's place. We walked all over that town! The apartment is just as listed, though the pictures make the bedrooms look a bit plain when they are actually very attractive and comfortable. Great wood flooring and high ceilings, nice molding throughout. Both 'historic' and 'modern', as advertised. The beds were wonderful. The apartment is located above a small restaurant called the Artisan Meat Share. We did not find the business to be disturbing. It is in an area that is seeing lots of nice renovation and resurgence. That may mean some construction noise during your stay, but we didn't find that disturbing in any way. The apartment is located between two old buildings which no doubt are on somebody's renovation list. But when you drive to the back of the building to park, you will see a good bit of graffiti and this may be offputting for some; it was for me at first. But the neighborhood is a good one and parking there is totally safe; the parking area and the building are very well-lit at night. You are in the city so there is some city noise, though not much. We went to Savannah after we left Kyle's place and there was MUCH more noise at that apartment from the pedestrians below and the establishments nearby than at Kyle's place. The kitchen looked well-equipped but we ate out while we were there so I don't have firsthand knowledge of the kitchen amenities, other than that there is a super modern single-cup coffee maker. We recommend HOM for burgers, Leyla's for Lebanese food, Glazed for fresh and gourmet donuts, Five Loaves for lunch. There are many restaurants within easy walking distance and even more, plus shopping, if you want to walk a bit more, which we did. We live in the mountains so walking on flat terrain is nothing to us. Don't get so focused on King Street establishments (you are mere paces from King) that you miss the great restaurants dotted throughout the city neighborhood, where I suspect locals go. Overall a really great stay.

The place was great! Kyle made it very easy to get in to the space and it had everything we needed. The apartment was beautiful, clean, and very comfortable for 4 people. I think if we even had 2 or 3 more people we would still be comfortable in the space. Everything we wanted to do was within walking distance and so this place was a great place to have as home base during our vacation.

Kyle was very accommodating - slight mix-up with the key upon arrival but he made sure to sort out the issue quickly and at our convenience. The apartment itself was beautiful, just as promised and with plenty of room for the fours of us - though more could sleep here comfortably. Particular shout-outs for the Kitchen and Bathrooms. The place is situated towards the end of the main strip (King Street) and within a couple of minutes walk of some great bars/shops and a super market if you don't feel like eating out. Would definitely stay here again!

We had a great trip to Charleston! Kyle was very easy to communicate with via email and text. The condo was very nice! Great size for 5 people and very well kept. The bathrooms were nice and we didn't feel scrunched at all. The condo is a little further from the main part of downtown than we were expecting but is still very close to lots of bars and restaurants in the up and coming North area of King Street. Overall we are happy that we saved some money by staying in an airbnb rather than a hotel and enjoyed our stay!

We spent just one night here, four family members, and all loved the place. True to its listing, the apartment is newly renovated in an appealing modern decor, with large windows providing lots of natural light. it's nicely laid out with plenty of space, great bathrooms and appliances, comfortable beds, and all very clean. Kyle was a gracious host, and stopped by shortly after our arrival to answer any questions we had. The apartment is in a good location for checking out this part of the city. We had read that this was an emerging and vibrant neighborhood, and it lived up to the hype. Being graduation weekend, the place was hopping. There are several good eateries close by, many right on Spring Street, with many more just around the corner on Upper King Street. Interesting shops too. With just one day, we barely began to explore the possibilities. Hopefully we'll have more time to spend next time we're in Chlarleston, and we would certainly stay here again.

First let me say how much we appreciated how attentive and quick to respond to our questions Kyle was during our entire stay. There is no price you can put on that kind of service. The apartment design was lovely with quite an attention to quality and detail. Yet at the same time everything was welcomingly comfortable. The location was great with King Street just a few steps away. Our family also became addicted to Browns Court Bakery. Best coffee, breakfast sandwiches and bread ever.We also really enjoyed the South Carolina breeze that swept across the front porch. Spring Street is undergoing renovation and restoration, but that didn't pose any problems for early risers or sleepers. Can't wait to see it next year.

The apartment is just lovely! It was very clean, easy to find, and in the perfect location. There is construction immediately behind the apartment. The workers did block us in one time, but we went down and showed them our car and they didn't block us in again. The construction noise begins about 7AM and ends around 5PM. It's ~1 block from the shops and restaurants on King St. We couldn't be happier with the rental.

Kyle was great. There was a mix-up with the cleaning service and it looked like we would have to wait another 3 hours past our check-in time to get into the flat, but when I told him one person in our party was 8 months pregnant and really need to rest, he came right over to let us in and comped us a night for the inconvenience. The flat is well furnished and well situated for attending events in the Spoleto festival; the Woolfe theater is just a couple of blocks away, as are several great restaurants. There is some construction going on behind the house that starts very early in the morning, but the noise only seemed to affect the person sleeping in the very back bedroom.

Great place to stay. Very clean and up to date. We didn't figure out the tv but it was not necessary to our stay. The bed and bathroom were excellent. The construction people were considerate and left room for us to get out. Construction is happening everywhere in Charleston! No getting around it! Because we know parking in Charleston we ubered everywhere. I was worried about our tires when parking behind the building because of broken glass etc but we had no trouble. The downstairs tenant loves opera! So do we! In a nutshell, could not have been better.

Good place. Definitely recommend. The location is perfect and you're within walking distance of a ton of shopping, bars and restaurants. Because of its location it was quite loud. Most of my party slept with earplugs and one of the rooms does have a white noise machine. Clean and modern. Went with 5 women in their 30s and the apartment was perfect.

Nice location, clean apt, comfortable beds, updates kitchen and bathroom. Stayed here for my friends bachelorette party. We were about 1-1.5 miles (10 minute drive) to the market and the majority of the bars. A few bars are within a 4-10 minute walk from the apt. Check in and out we’re very simple. They also accommodated an early check in at 10:30 am vs the standard 4 pm, which was great!

I was recently here for a work trip and Kyle's place was a GREAT find! Perfect location to walk around the food district of King St. and a short walk to Marion Square and other fun activities all over town. It does get a little noisy at night since it backs up to a large bar, but we were so tired every night that we didn't really notice. It's also above a restaurant so there's heavy foot traffic outside at all hours, but that didn't bother us either. Overall, a great find in Charleston and would definitely stay here again!

I would not recommend staying here. It was a great location but there were several concerns which include noise level, morning and night, and the furnishings were not up to par. The music from the bar was during the day and night and was so loud you could make out the exact words of the songs or what the band was saying. It is not a tolerable amount of noise. The bar is right behind the apartment and people and cars are constantly out behind there. And with clear vision through windows in the back room you can see right in. During the day there is construction across the street which is also very loud. The building next door was clearly burnt so it’s not nice to look at. Also the furniture is not great. There are holes in the couches and rotted chairs outside. One of the dressers is help up by a plastic washing tub. I would suggest going to a nice hotel for how much you pay to stay here.

mixed review: on the plus side it is a lovely place with modern appliances and a spacious layout. two full bathrooms were good for us as four guests. access to upper King st is right there, lots of restaurants and coffee and whatnot, you can walk to the visitor center. no neighbors downstairs as far as i know. on the negative side there is a bar on King st, Uptown Social, that stretches back behind this airbnb. they have a second floor patio with people doing bar stuff and music pumping all night long. the patio is level with and probably only 20 feet from the bedrooms in the airbnb. in fact we had to call the police at one point, it was so loud. they did seem to turn the music down a little, so keep that in mind as an option. so if you don't mind that it's a very nice place.

I'm very sorry to say that I cannot recommend this property. It is not in good shape, dirty, dusty, furniture fabric is ripped. Stains! Master bath door will not shut light in the master bath is very poor. Neighbor hood is scary, even during the day. Bad side of King. Creepy bars playing loud music until 3 am. Many details makes this an unsuitable property. Not worth the money.!!!! Parking is bad, muddy drive way. Stairs up to the apt are not safe, dirty porch , not clean. Kitchen was not stocked even a few coffee filters was not included. Coffee maker bad. Only 3 chairs on bar, not dining table. Host never reached out to check on our stay. Does have a nice washer dryer, but did not leave any detergent. Glass ware is fine. Linens ok.

We had a great stay at Kyle’s place for a long girls weekend in Charleston. The location was beyond perfect — right around the corner from King Street and close to shops, bars, and restaurants. It was a short Uber ride to the market or attractions across town, or even out to Sullivans Island. It was spacious and clean, and Kyle was responsive via messaging when I contacted him. I did get to meet him and he was very friendly and welcoming, as well as accommodating. I would absolutely recommend staying here when visiting Charleston and would book again!

A group of friends and I visited Charleston for a girls weekend and were in need of a clean, comfortable place to stay in within walking distance to tons of great restaurants, bars, and shops. This home turned out to be perfect for us! The location could not have been better. The home had great amenities, plenty of toiletries for us to use, kitchen was well stocked with the basics, and there was plenty of space. It was also kept very clean and was beautifully decorated too! We had one issue with the air conditioning, but Kyle was quick to help resolve that and send someone over to fix it promptly even though he was out of town. Everyone had a great time on our trip, and having such a nice place to rest our heads at the end of our hot, busy days made it even better!

Kyle's place was wonderful. It was beautifully decorated and very comfortable for my group. It was my first experience in an Airbnb, but felt every bit as comfortable as a hotel, in some ways it was even better. I couldn't believe all the little touches and amenities he provided. He was also very quick to respond to messages. The only downside of the stay was the new very loud rooftop bar behind the apartment. The music cut off every night at 1:30 AM, so as long as you are planning to be out, or not bothered by that kind of noise, I would highly recommend this place!

Overall the stay was good! The apartment itself was nicely updated and had adequate space for 6 people. If your main priority for vacation is location then this is the place for you. Practically right on Upper King street.. walking distance to many bars, restaurants and shops King street has to offer. About a 5 min drive to the market and battery park area. There are a couple things about the stay that may not be appealing to most. For starters, the “reserved” parking space was almost always taken which resulted in having to find street parking that on some days was tricky due to no spots being available. There’s currently construction going on right across the street which resulted in constant noise from 7am-7pm. The new bar Uptown Social is pretty much in the backyard, this is convenient if you want to grab some drinks but it does get extremely noisy until 2 am specifically on weekends, so if you’re a light sleeper you may have trouble falling asleep and staying asleep. Lastly, there is a fish market right next door and believe that hot Carolina air makes the scent of fish travel from the dumpsters to your nostrils. All in all, I would recommend this apartment to those individuals who want a Airbnb steps away from all the action!

The place looks exactly how it does in photos. The kitchen and bathrooms are great. Nice living room to lounge in. Really easy check in process. The apartment is conveniently located right off King, but the area is still being built up. Some of the streets are a little rough around the edges but adds to the charm. My main complaint is the noise problem. From the other reviews, I was expecting construction to be the issue, but there is actually some sort of bar or nightclub close by, and on the weekend, noise started in the afternoon and went through the night. Luckily all of us were able to get some sleep but wanted to call that out. If you’re a light sleeper, bring earplugs. I also wished there had been more toilet paper in stock - didn’t anticipate that we would have to run out and get more. Overall though, house was great and Kyle is very quick to communicate.

My friends and I stayed here for the Cooper River Bridge Run. The inside of the apartment itself is lovely. It’s clear the owner took care in renovating. Equipped with everything you need. The toiletries smelled so good and were a lovely touch. Parking was a mess and the lot was so poorly lit. Someone was parked in the reserved spot when we got there. Kyle told us this happens sometimes - that we could park behind the car and just put a sheet of paper with the address on the dash. As we were unloading, two men kept pacing around telling us we were going to get towed. It all seemed sketchy so we parked the car in the guarded garage at the Park Hyatt around the corner. We decided the cost of paying for parking was minuscule compared to the cost of getting the car towed or damaged by the people walking through. The first night was pretty bad. Kyle mentioned that there was a new bar that had just opened around the corner. What we didn’t realize was that the outside patio of the bar was directly behind the apartment. It was so loud. We could hear the sound of people taking trash out and tossing it into the dumpster, the loud music, and all the talking (close enough that we could hear veg specific conversations people were having). To make it worse people (neighbors maybe??) behind the apartment kept revving their engines all night long - to the extent that the windows were shaking. It sounded like we were in the middle of a race track. We must have been the first renters since the bar had opened because all the reviews I read said the location was quiet. The second night wasn’t so bad - you could still hear the hum of people and some music, but it was also pouring rain so maybe that cut down on the noise and the number of people outside. The parking spot was again occupied by another car that night so we left it in the parking garage. Admittedly, we did stay the weekend of the Cooper River Bridge Run and the last weekend of Spring Break, but I just think it’s fair to put this out there for anyone traveling with kids or looking for a quiet place, as I imagine that since the bar is open it will be anything but quiet.

The apartment is great and was as expected from the photos. It is in a very walk-able neighborhood or a 5 minute drive to anywhere. Fabulous restaurants are close by. We did have a problem with noise from the construction site across the street and that the construction workers park in the allotted parking space. But Kyle did offer parking at his office just 2 blocks away even though we seemed to manage to get the workers to move their cars. There were 4 of us and all of the beds are comfortable although the sleeping porch doesn't have any window coverings for privacy (so I just changed in the bathroom) and you hear a loud hum from machinery downstairs, but that noise does not carry into any other space. I am a heavy sleeper so I was able to manage. all in all, we would stay again but I would check on the construction hours.

I would stay here again in a minute. Construction was occurring outside of the apartment but this did not matter to us since we were out and about during the day, and of course, it was not happening at night. We loved our stay at Kyle's apartment. It was just as pictured. The only thing different was the restaurant downstairs was either out of business or on an extended holiday? As it was closed the entire week we were there. The apartment is within easy walking distance of lots of restaurants and shopping. Each night we walked to a different place for dinner. There was quite a bit of construction out front, but the bedrooms are in the back and so noise wasn't an issue when sleeping. Nicely furnished and had everything we could need. The check-in and check-out was seamless. Kyle was great to communicate what was needed and when I had some questions, he was prompt to return my texts. We will definitely stay there again.

For the most part, our stay at this apartment was fine. It was clean and worked well for a girls’ trip. There were a few snags that we were not expecting that are described below: - Towels were not clean when we arrived. We had to finish washing them, which was fine, but not expected. - In one of the bedrooms, the batteries in the smoke detector were low, which made the device beep all night. At some point through the first night, we had to climb up to it to address the issue. - The information the Host gave to us to enter the home was incorrect. This was an issue because I arrived later than my friends. As such, I had given the Host's original directions to my friends who arrived earlier than me. They were not able to get into the apartment for 2 hours and were not able to reach the Host via airbnb (as I was still on the plane). Additionally, the lock to the front door to the apartment did not work, which confused and delayed us as well. We were eventually able to get in the apartment by accessing the rear door. - Lastly, one of my friends left her Kindle at the apartment. Ultimately, this was my friend's fault. However, I contacted the Host shortly after we departed to inquire about trying to get the Kindle back, and the Host never returned my message.

Great location. You are well positioned to hit all the shops on King and walk all the way down to the Battery. Walking distance to Gray Tours, Museums, restaurants, and everything. The area is certainly undergoing gentrification, so be prepared to experience the variety such an area affords! Kyle was an excellent host with quick responses to my emails. Great place to cook, but limited seating at the bar for more than two or three. If you are looking for a great place to go with friends for a weekend in Charleston, I highly recommend!

Attractive apartment with newer, contemporary kitchen & baths. Plenty of natural light. Two bathroom arrangement ideal for family. Used kitchen for simple meals, snacks. Slept soundly all nights. I wanted to stay somewhere central so we could take advantage of proximity to historic area as well as explore some innovative restaurants popping up further north (Butcher & Bee's new digs are worth the short drive).Excellent restaurants within easy walking distance. In fact, the best dining experience of our stay was at the Ordinary, which is located in a beautifully renovated bank building about 5 minutes away. Cruised out for morning coffee 2 minutes away at Relevator. Would certainly return!

Kyle's place is as amazing as it looks. High end finishings, a smart tv with Hulu and Netflix, and plenty of space for the 5 of us. While it's convenient to bars and restaurants, what's also awesome is that you don't have any neighbors (other than the artisan meat store downstairs, which btw I also can't say enough about). So you don't have to worry about bothering or being bothered by others. All in all, I'd definitely recommend a stay at Kyle's.

Kyle has a great spot in Charleston, SC. This was our first time visiting for a business trip, and it was very accessible to all the places we needed to be. The space is well done, very clean, and comfortable. We would definitely stay again if we are back in town.

Kyle's place was amazing! Perfect for my girl's weekend trip to Charleston. Kyle was extremely responsive throughout the booking process. He routinely responded to my messages within a few minutes and was willing to make special accommodations for us. The space is clean, comfortable, and gorgeous (...and stocked with coffee, blow dryers, etc.). It's located just north of the main downtown King Street area - close enough to walk to nearby bars, restaurants, and shops. I enjoyed staying north of downtown to experience more of an "everyday" Charleston feel. There is some street noise from 12pm - 2pm or so when people are coming home from the bars on Friday/Saturday night. It might be an issue for those who are light sleepers, but it did not bother us at all.

Kyle's home was exactly as described: gorgeous, central, accessible. We've stayed in other Charleston Airbnbs in the past, and this one is by far the best. The design is lovely, spacious and well thought out. Each bedroom has a large bathroom attached. We were two couples traveling together for a wedding, but the master bedroom had a separate Florida room attached to it with a double bed perfect for kids (or in my case, snoring husbands after they get the boot!). And the little things like four luggage racks (one for each of us!) made it evident that Kyle really cares about his guests' comfort. The location on Upper King is great for travelers like us who want to be walking distance to everything without being stuck in the chaos of the downtown area close to the city market. There are so many great restaurants and bars--Indaco, The Grocery, 492, Prohibition, The Ordinary, The Darling--literally around the corner that we needn't even leave the area. There's also a designated parking space, which was clutch as we brought our Jeep. Kyle was quick to respond when I texted him questions. We will definitely be staying here again on our next return trip to Charleston!

My group of 5 friends from grad school stayed at kyles place for a long weekend. It was a convenient location to uber downtown or take a pedi-cab. It seems to be a transitional neighborhood and as others have said nothing much to drive up to but I felt very safe. As with so many old buildings there wasn't much sound insulation so we could hear the music from the meat market downstairs but they closed at 8. There was some street noise on the weekend nights that kept one of my friends up, but my white noise app drowned it out perfectly. All in all, a perfect location and experience for our girls weekend.

Interior just as advertised - beautiful, well-decorated, and modern. The immediate surrounding area is still up-and-coming, but apartment itself is perfect. Great location for anyone looking to be within the heart of Charleston's nightlife scene.

A short walk to main downtown area. Quiet. Pulling up out front made us question our choice but once inside, we were very pleased. Very nicely appointed. Good coffe shop a block away on King Street. Up and coming neighborhood.

The apartment wasn't much to drive up to but it was BEAUTIFUL on the inside. Super high ceilings, two beautiful bathrooms, and well equipped with everything one needs when traveling. We enjoyed our stay here and would definitely recommend this spot. Steps away from king street and all it's main attractions.

Kyle's place is conveniently located just off king st and is a close walk to many great restaurants and shops. The home has been nicely updated with modern appliances and fixtures. It was very clean and had provided plenty of space for our visit. If you are looking for a nice place to stay close to all the action in Charleston I would recommend Kyle's.
